    Fewer real estate agents in Singapore

    Singapore's Council for Estate Agents (CEA) has revealed data which shows an above-10 percent drop in the number of registered real estate agents and salespersons in the country.

    As at 1 January 2012, the CEA had licensed 1,487 estate agents and registered 30,577 salespersons. Out of the pool of registered salespersons, 2,733 were new entrants to the industry. Last year, the CEA issued licences to 1,559 estate agents and registered 34,301 salespersons, but it revealed that 72 estate agents and 3,724 salespersons indicated that they did not want to continue with their estate agency work in 2012.

    Purnima Shantilal, Director (Licensing and Investigation) of CEA said, "From industry feedback, we understand that the salespersons who did not wish to continue with their registration were part-timers who are concentrating on their full-time jobs or had found a full-time job. Other reasons included family commitments and taking a break from real estate work."

    She added that under the new regulatory framework for the real estate agency industry, estate agents and salespersons will take on greater responsibility and commitment towards enhancing the professionalism of the industry. As professionalism improves, consumer interests will be better served and protected.

    In 2011, the real estate agency industry in Singapore was able to attract 2,733 new salespersons with qualifications fulfilling the new criteria for registration. About 81 percent of these new entrants have tertiary education. In comparison, the proportion of existing salespersons with tertiary education is about 53 percent.

    The CEA had earlier announced the extension of the deadline for provisional registered salespersons to pass the RES Examination to 30 June 2012. To date, 1,569 (5.6 percent) of 27,844 registered existing salespersons have been given provisional registration but have not passed the RES Examination. Those who are unable to do so will have their registration lapsed after 30 June 2012.

    Registered salespersons also have to undertake mandatory continuing professional development (CPD) of six hours to ensure that they upgrade themselves and keep abreast of the latest changes in policies and procedures related to real estate transactions. The number of CPD hours will be increased over time to raise the professional standards of the industry.

    As the CPD Scheme was implemented on 1 April 2011, the 2011 CPD cycle will run from 1 April 2011 to 31 March 2012, meaning salespersons must complete six hours of training within this period. Those who are unable to meet the CPD requirement will have their license/registration lapsed after 31 March 2012. From 2012, the CPD cycle will run on a whole calendar year from 1 January to 31 December.

      have many property agent friends,guess not easy to be one, locals behaviour i think we should know, what happen if consumer weren't always rite?? cea still side them rite! because they are customers. is the ppl working in cea really certified like this agents??will the customer if they are the main culprit just complain and complain than cea will punish the agent even though they did nothing wrong!! ( singaporean loves to complain ), yes there are alot of black sheep in the industries, what about the good ones.

      Does CEA knows what they are talking about? How may staff in CEA have real estate experience? Is the customer always right?
      How about CEA providing support and protection to the agents from unscrupulous customers who complain to get discounts?

      CEA, give your staff the field experience first and then talk about professionalism.

        That's right! Pull any staff out from CEA office and ask them questions. See how many of them can answer.
        CEA is always "catching" agent for dual representation. CEA is the BIGGEST dual representation themselves!
        Agents paid for their renewal fees and indirectly, support the whole family of CEA people! Then. CEA represent public to screw agents!!! WTF?? Its just like you pay money to get people to fire you! What kind of logic is that?
        The fairest way is to get customers to pay for their services. If they log in a complaint, they pay CEA for service!
        There are no free meals in this world!

      I have visited many Singapore property websites. From my experience, I notice that such mass-marketing websites like propertyguru, I-property, sg listings & propmatch, their listings are not exclusive, many are repetitive & fake, and worst of all there are many dummy listings. One property listing can generate up to as many as 40 comparative same listings. At the end of the day, in my opinion PROPERTYGURU, I-PROPERTY, SG-LISTINGS & PROPMATCH should be avoided if a buyer is looking for genuine listings! They are many more paid, premium & exclusive property portals which offer value-for-money listings.

      It's best to visit premium websites which focus more on corporate database. They are more exclusive, realiable, real-time capture & definitely no DUMMY listings!

      It's definitely good to regulate this sector to professionalise their services. However, the regulating body only deals with the agents & turned a deaf ear to developers & agencies who smoke the market/buyers by use misleading acts/information (Eg. units sold) & advertisings. Seems like they were formed just particularly to make life difficult for the agents.

      Wonder how the excess funds collected by CEA, after deducting their rent and staff each year are allocated, with each agent paying hundreds of registration and licensing fees each year in order to practise. It is quite tough too for agents to survive in this industry, with negative comments like people who have encountered some not so good agents but there are some who are genuinely doing their job and should be paid accordingly for their services. Why begrudge anyone for earning a decent living?

      It is not important to reduce the number of agents. On the contrary what is needed is the uplifting of standards and professionalism among the pool of existing agents and the weeding out of the rogues and charlatans among them.

      The gov is not helping to cool the market , it is crashing the mkt .You build flat and you come out with so many cooling measures to prevent people from buying . You sell land and then you imposed many restrictions .We have a PRIVATE property mk , but the many restrictions make it looks like public housing .

      your email or mobile with (adv) spamming. Make a police report for intrusion without

      its not easy now days. Less agent doing on HDB as the present situation....no one can make real cash out of HDB sell & buy. No easy cash now days.....More agent flop to private...till no chance to break thru. To many. 10% hold as sales person for 1-2 years later.

      The grand plan is actually to make money! CEA have come up with CPD hours which I think is a good thing but each of this CPD points costs like $50, so each agent have to cough out around $300 for something they already learnt before, a refreshment course, and you times it by say 30,000 agents! I recently heard from a friend that with this new CEA thing, one agent is threatening another with false allegations so that the original party may back out. This I witnessed when one agent persuaded the client to write false allegations to the others company using CEA's name to threaten the other party but not actually bringing CEA into the picture. Indirectly, poor agents are put in a lurch to lose even with an exclusive contract! Can there be a CEA for agents in all fairness?

      Whatever it went up, whatever it goes down. Whatever it came down, whatever it goes up. Expected property price started to come down in 2nd half of 2012 or begining of 2013 (1996 is the highest, 1997 started to come down after gov applied cooling effect), then 2003/2004 to the bottom. And, this cycle 2015/2016 will be another bottom.

      Most are unprofessionals. They know nothing about Land titles, Strata titles, Survey plans and so on. A couple of them, whom I have dealth with, don't even know how and where to get these plans and title deeds.

      So much for being a Real Estate Agent. No wonder even Air Hostesses are in the profession.

      One agent can represent a seller and a buyer and still collect commission from both or two agents of the same company can represent a seller and buyer ,what the hell is this ,CONFLICT of interest ! When dispute occurs , THE RELEVANT AUTHORTY ask you get a lawyer and go court to settle it yourself ! It is the most unregulated industry besidetravel agency ! So what if agents are certified ,they are not restricted by the law !
