More foreigners snap up private homes

The number of private homes acquired by foreigners climbed 20 percent in 2011 despite a significant decline in the total number of private homes sold last year, according to DTZ Research.

The report said foreigners acquired a total of 5,246 homes for the whole of 2011, beating the earlier record of 4,982 units seen in 2007. Chinese buyers overtook Malaysians for the first time, making up 28 percent of the total number of foreign property buyers last year, rising from 20 percent in 2010. Indians and Indonesians also dominated the market, and the four nationalities accounted for 77 percent of total transactions among non-Singaporeans, up from 73 percent in 2010.

Meanwhile, the number of private residential units acquired by Singaporeans and permanent residents (PRs) last year dropped by 24 percent and 16 percent respectively.

Chua Chor Hoon, Head of Asia Pacific Research at DTZ, said "with the implementation of the additional buyer's stamp duty measures, the share of local buyers is expected to rise in 2012 as foreigners now have to pay a much higher stamp duty on any residential purchase."

Prices of private homes rose every quarter last year despite the government raising the down payment for second mortgages and extending the period of homeownership to avoid sales taxes and stamp duties.

"The better performance in the primary market is due to the availability of smaller units costing less than S$1 million and buyers can buy and hold during the construction period to avoid paying the seller's stamp duty in the first four years of purchase which was imposed in January 2011," noted Chua. Related Stories:

Since govt makes good money out of property tax all NS men should be rewarded with special grants to purchase to HDB flats.

I used to love this country a lot..i gave up my citizenship & become one of the locals. Now I have local friends & expat friends; i ate at foodcourts, talk in Singlish, grumbling over the breakdown of the MRTs.. But this beloved country has become expensive since the last 3 yrs. Doesnt matter how much i save on my CPF; i wont be able to get a decent flat of my own; everything get so expensive; while our salary remains more or less the same.

Government take care of foreigner way better than their own people; this is just what i observe. I can completely understand there are so many people getting frustated over FT's & the cost of living here. Either something must be done in 2016; or maybe locals just have to migrate overseas.

Why should we migrate.....we stay on to change Pay and Pay to "Run And Run"........!

Is a failure of our govt to raise Singaporean to be at this state. Singapore businessman only think about themself, no country never mind, as long as I have money, my family can buy any property of the world. This is elites mentality, soon this country will lost the identity, no one would take this country as it own, no one care to protect this country. No such a thing as countryman and women, people come and go, as long as there are money to be made. Sad... very sad

When is this stupid government going to stop this foreign buyers infiltrating into our property market with their filthy money. Hammer down hard on this. this is not a commodity you
play with, speculate on and bang up the lives of your people. Use the Australian anti speculation measures on real estate once & for all for the love of Singaporean citizens. Mr Pm & Mr. Khaw Boon Wan why are you paralysed & why aren't you doing anything about this.

Their govts are so efficient to make them wealthy enough to snap up private properties here??!! Remember not long ago, they are still requesting our parents to ship sewing machines/bicycles back for them? They have caught up and yet our salaries cannot catch up with HDB pricing here?! So whose govts more efficient? :(

Europe has done away with military conscription. Does Australia still do it? What about the States? We have great Asean neighbors, and we are not Israel, so why do our boys be disadvantaged by being two years late in life and do NS without adequate compensation unlike the Israelis? Many boys I know suffer shoulder and back injuries which haunt them in adult life, and parents pay the bills. Worst, the government do the least to give them a place in the university; preferring to pay foreign students to take their place. If the government thinks so highly of foreigners and there is such plentiful supply, they should conscript those beneficiaries of our system to do NS and become part of the professional army. And make NS meaningful, by allowing NS men to choose vocations for which their skills fit into.

It is sad that many of Singapore properties are bought by foreigners who are only interested in making quick profit. We need our Govt to seriously look after Singapore's interest by ensuring that non Singaporeans can only buy one property from developers and can only sell it to Singaporean.

HDB housing prices have gone up and up. Part of the reason is because some foreigners do not mind to pay a bit more than usual price so as to get houses since they could finance from banks/finance companies and to rent houses to more foreignersso as to pay up their houses. Is it common to see the foreign owner stays in a house that he has bought and in it, he has rented to many foreigners. He does not mind that his familes stay with many foreigners in his house. One funny thing is that some foreign owners that have female children do not mind to stay with strange male foreigners. They do not think further of the danger of renting to foreigners. The possibilities of unforeseen events are: their children might be raped by them in future or their wives might fall in love with them or their foreigners might be interested to their wives.

Instead of the Govt asked Singaporeans what they wants,I really don't understand what the Govt wants. Why they allowed all this to happen? To have a stronger mandate is to do the best for the country and its citizens instead of allowing FT to be new citizens to make up the 40% who did not supported them in the last election.Currently the foreigners knew that the govt always welcome them,so this is the time to make big bucks and thereafter they will fled and move to another location where the sun shine again.

Eventually our democratic society will evolved into : Our ministers will be the masters of rich locals/foreigners. Our civil servants will be the servants of these rich. We working class will be the servants of the civil servants for them to be our servants.
Hence, our annual $billions defense budget really only serve a few citizens. Because working class don't really have a place to call home country...any Tom, Dick, HARRY with money can come sign up as citizen.

Put a ruling that foreigners who buy our private properties can only sell back to Singapore citizens at the same purchase price or less.
