Rare industrial building in Kallang for sale

A centrally located light industrial (B1) building in the Kallang area has been put up for sale via an expression of interest (EOI) by Jones Lang LaSalle.

3 Kallang Junction (pictured) comprises a five-storey building with offices, warehouses and cold rooms. Zoned Business 1, the property sits on a 34,161 sq ft leasehold site with a remaining lease of 26 years and has a plot ratio of 2.5 and gross floor area of about 74,938 sq ft.

The site is within proximity to several MRT stations, including the upcoming Bendemeer station. Apart from being a short drive to the CTE and central business district, it is also near several new and proposed projects such as CT Hub, CT Hub 2 and Aperia, an integrated development featuring retail components and B1 space in Kallang iPark.

"The subject property is rare and boasts an unrivalled locality. Such quality assets are often tightly held by owners which increases their demand," said Nicholas Ng, Jones Lang LaSalle's Local Director of Investments.

"The capacity for this asset to be refurbished and potentially increase an additional 10,472 sq ft of gross floor area to maximise the plot ratio, presents an excellent opportunity for SMEs/Corporates looking to gain entry to the Kallang iPark and expand their business," he added.

The EOI exercise will end on 12 September.
