20 Years On, Most Townhouse Owners Yet To Receive Strata Titles

Majority of townhouse owners of Jalan Saga 26, 27 and 28 in Taman Saga, Ampang Jaya are still waiting for their strata titles even as they have acquired their units for more than 20 years.

In fact, only 80 owners of the 200 townhouse units have secured their property titles, reported The Star.

According to Teratai assemblyman Bryan Lai Wai Chong, the onus was on the developer to arrange the master title’s transfer to individual strata titles.

“By right, after the key handover to buyers, a developer should consult with the property owners to form a Joint Management Body (JMB)…The developer and the JMB should then work together to apply for strata titles for the unit owners from the state government,” he explained during a townhall session to discuss the matter.

The JMB would then help unit owners liaise with the developer as well as relevant authorities, he said.

Lai, however, noted that the townhouse residents are yet to set up a JMB.

“We hope the matter can be resolved this year after we collect all the necessary documents from unit owners,” he said.

Lai’s aide, Mohammad Firdaus Babh, revealed that the matter had already been forwarded to the Selangor Land and Mines Office (PTG).

“Selangor PTG had instructed the developer to expedite the transfer of strata titles to the remaining owners,” he said.

With this, Mohamad Samat, Ampang Jaya Municipal councillor for Zone 23 and who served as moderator at the townhall session, reminded townhouse owners to settle their maintenance fee arrears for a smoother strata title application process.
