All Affordable Homes To Be Built Using IBS By 2024
By the fifth year onwards (2024), we should be able to go 100% on Industrialised Building System (IBS) for the affordable homes under the national affordable homes project.

 

The Housing and Local Government Ministry (KPKT) targets to build all affordable housing projects under it using the Industrialised Building System (IBS) by 2024, reported The Sun Daily.

Minister Zuraida Kamaruddin revealed that 100,000 affordable homes to be built under KPKT’s plan this year will use a combination of conventional and IBS methods, with IBS adoption at around 30 to 40% now.

“As we progress, by the third or fourth year we should be able to do 50-60% and by the fifth year onwards (2024) we should be able to go 100% on IBS for the affordable homes under the national affordable homes project,” she said following the opening of the IBS precast concrete plant of MGB Bhd last Saturday (16 March).

With a built-up area of 119,017 sq ft, MGB’s RM40 million IBS plant will produce, sell and install various IBS components ranging from precast concrete panels, concrete slabs, concrete wall panels to column and beam.

Zuraida noted that current IBS adoption in Malaysia produces around 19,000 units of properties each year, including affordable houses. MGB’s new plant is expected to raise annual production by another 4,000 to 23,000 units.

A subsidiary of LBS Bina Group Bhd, MGB deployed in May 2018 its first mobile IBS plant, with an annual production capacity of 2,000 units, and was able to produce and supply 673 double storey terrace homes for the pilot project in LBS Alam Perdana.

The use of IBS resulted to a 33% saving on construction time as the project was completed in just 12 months instead of 18 months. Dependency on manual labour was also reduced by 31%, leading to a 49% reduction in total on-site labour cost.

“To us, the costs may be the same but IBS saves on time. The quality is good and labour costs are reduced,” said LBS and MGB Group Managing Director Tan Sri Lim Hock San.
