Amber Park to debut on the weekend of April 27-28

The freehold Amber Park – the biggest project in the Amber Road-Amber Gardens enclave in over a decade – will preview on the weekend of April 27-28. The 592-unit luxury condominium is developed jointly by City Developments Ltd (CDL) and sister company Hong Realty, a subsidiary of Hong Leong Investment Holdings.

The joint venture partners purchased the site for $906.7 million back in Oct 2017: It is still considered among the biggest collective sale deals to date. What’s noteworthy is that CDL was also the developer of the original Amber Park, a 27-storey, twin tower development with 200 units completed in 1986.

“More than 30 years ago, we developed the former Amber Park with its distinctive teacup-shaped balconies,” says CDL group general manager, Chia Ngiang Hong.

The new Amber Park is located just a three-minute walk from the upcoming Tanjong Katong MRT Station (on the Thomson-East Coast Line) which is scheduled to open in 2023, around the same time that the new condo is expected to be completed.

The upcoming Thomson-East Coast Line, renewal of East Coast Park and the new Jewel Changi Airport has made the already established East Coast and Katong area "even more sought-after", notes Chia.

The Amber Park site is over 213,000 sq ft, which allows the developer to create a luxury condominium with “unparalleled recreational spaces”, says CDL. This includes a 32,507 sq ft, rooftop recreational deck that spans across the three 21-storey residential towers and is elevated 235 ft above sea level. Facilities in the rooftop recreational deck include a 600m 'sky jogging track' – the first such offering for a Singapore condominium project – yoga deck, gymnasium, spa pool and gourmet dining.

The project is designed by award-winning architect and principal of SCDA Architects, Chan Soo Khian, famous for designing many of the luxury projects in Singapore, especially in prime Districts 9 and 10.

SCDA is also the landscape architect for the project. As the three residential towers occupy a footprint of just 35%, the rest of the site is freed up for facilities and landscaping. The first level is designed as a contemporary luxury resort with facilities such as a 50m lagoon pool, lagoon cove and private dining at Club Amber clubhouse. Amber Park’s total recreational space is the largest among new developments in the East Coast and Katong area, says CDL.

Typical units at Amber Park range from one-bedroom-plus-study of 463 sq ft to five-bedroom-plus-study of 2,336 sq ft. There are only four penthouses within the development, with sizes from 4,392 sq ft to 5,005 sq ft. All apartments come with designer kitchen appliances from V-ZUG and Bosch as well as quality sanitary appliances from Villeroy & Boch, Geberit and GROHE. All homes will be fitted with a wireless smart home system which includes a smart voice control assistant.

Prices of units start from just over $1 million. Booking of units will start from May when the project is launched. CDL has appointed four marketing agencies for the project, namely ERA, Huttons Asia, OrangeTee & Tie and PropNex.
