A three-storey terrace house with an attic has been put up for sale by tender for $6.6 million, or $1,200 psf based on its total built-up area of 5,500 sq ft, revealed marketing agent Colliers International on Tuesday (24 Apr).
Located at 9 Sturdee Road near Little India and Jalan Besar, the freehold property was rebuilt in 2014 and features a façade design inspired by heritage black and white bungalows in Singapore.
It sits on a 1,661 sq ft site zoned residential under the 2014 Master Plan with a gross plot ratio of 1.6 and a six-storey height limit.
The site is close to the Bendemeer and Farrer Park MRT stations, City Square Mall, Jalan Besar Food Centre and Jalan Besar Sports Centre. Nearby schools include Stamford Primary School, Farrer Park Primary School and Anglo-Chinese School (Junior).
“Freehold properties in the area are tightly held and rare to come by,” said Steven Tan, Colliers International’s director of capital markets and investment services. “We expect 9 Sturdee Road to attract strong interest from both investors and owner-occupiers given its prime location and proximity to varying amenities and two MRT stations.”
The tender for 9 Sturdee Road closes on 16 May.
