Child-friendly developments for the young family

So you’re thinking of expanding your family and upgrading to a new home. For many Singaporean families, moving into a condo would be the next step, as they often come equipped with a host of amenities and facilities that cater to the needs of a growing family.

For instance, most condos today come with kid-friendly facilities such as pools and playgrounds. But while these are fun and nice-to-have features, what is it that really makes a development “child-friendly”?

To assess a condo’s child-friendliness, we looked at the following factors:

1) Unit size and space

In a small city-state like Singapore, space is the ultimate luxury, and spacious units that can accommodate the needs of a growing family are becoming increasingly rare.

Larger residential units offer more than just the benefits of having additional space. It allows families to go through various stages of life without the hassle of constant relocating to cater to the changing needs of an expanding family.

Against this backdrop, units at the newly-launched Affinity at Serangoon are exceptionally spacious. All bedrooms across the various configurations of its 1,052 units are spacious enough to accommodate a queen-sized bed and a bedside table.

The leasehold development offers homes ranging one- to four-bedroom units of 463 to 1,711 sq ft; penthouses of 1,550 to 1,701 sq ft; and 40 townhouses of 2,056 to 2,347 sq ft. There will also be five retail shops.

2) Amenities found within and nearby the development

Modern condo amenities typically include a fitness area, outdoor terrace and BBQ area, swimming pool and guest suites.

Most modern condo developments come with dedicated amenity space, which enhances the collective living experiences of residents and offers young families ample space to flourish and to grow.

These amenities typically include a fitness area, outdoor terrace and BBQ area, swimming pool and guest suites. At Affinity at Serangoon, future residents can have a splash at its free-form swimming pools or shave their timings at the 50m lap pool. It also comes with a clubhouse, a floating gym, a plankton cove and resort-style facilities such as the spa bed and the spa pavilion.

A variety of lifestyle and shopping amenities can also be found nearby. NEX Mall, Serangoon Gardens and Chomp Chomp Food Centre are all less than five minutes’ drive away.

Parkwood Residences, an upcoming 18-unit boutique development located just 600m from Affinity at Serangoon, will offer residents similar access to the various lifestyle amenities within the Serangoon neighbourhood. Located on Yio Chu Kang Road, Parkwood Residences occupies the site of the former Toho Green and will feature three to five bedroom unit configurations.

For nature lovers, both developments in Serangoon are located close to Punggol Park and Bishan-Ang Mo Kio Park.

3) Proximity to MRT stations and schools

A condo's proximity to public transport such as MRT lines is among the most important considerations for families with school-going children.

Besides location, a project’s proximity to public transport such as MRT lines and schools are amongst the most important considerations for families with school-going children. One example of a development that offers both conveniences is Sea Pavilion Residences on Upper East Coast Road.

Connectivity-wise, the 24-unit freehold boutique development is located less than 400m away from the future Bayshore MRT station along the Thomson-East Coast Line (TEL).

As for schooling options, the project is located within a 1km radius from Temasek Primary School and Temasek Secondary School. Meanwhile, Temasek Junior College is just three minutes’ drive away.

Besides the ease of commute and proximity to schools, future residents will enjoy a private and exclusive lifestyle, as well as proximity to the East Coast Park.
