Choa Chu Kang: Serene HDB town

Choa Chu Kang has been home for many Singaporeans since the first HDB flats were completed along Teck Whye Avenue in 1977. Today, the HDB town is mature and self-sustained, and is a highly desirable location to stay in given its amenities, green spaces, schools, and community and civic services.

Choa Chu Kang houses more than 169,000 HDB residents across 48,900 flats. The planning boundaries for the town stretch from Choa Chu Kang Drive in Yew Tee to Bukit Batok Road and Choa Chu Kang Road in the Keat Hong and Teck Whye sub-zones. Other planning sub-zones include Peng Siang, Choa Chu Kang Central, and Choa Chu Kang North.

Lifestyle

Most lifestyle and entertainment activities in Choa Chu Kang are found around Lot One, a shopping mall beside the Choa Chu Kang bus interchange and MRT station. The station is also the terminal for the Bukit Panjang Light Rail Transit, connecting it to the neighbouring Bukit Panjang.

Choa Chu Kang is also served by Yew Tee MRT Station on the North-South Line, and its Teck Whye neighbourhood is served by the Bukit Panjang MRT Station on the Downtown Line.

Beside Lot One is the 11-hectare Choa Chu Kang Park that features a range of family-friendly activities including a skate plaza, fitness stations, lawns, and event spaces. A new Safra clubhouse is being built close to the park and will be completed in 2022. It will feature a new sheltered swimming pool, running track, sports bar, preschool, and an indoor playground. Across the clubhouse, the Choa Chu Kang Sports Centre will be upgraded and will offer new water play features and a fully air-conditioned indoor sports hall.

Education

Many schools can be found in Choa Chu Kang, including Bukit Panjang Government High School and Concord Primary School on Choa Chu Kang Avenue 4. Between the two schools are seven HDB blocks at 442-448 Choa Chu Kang Avenue 4, which comprise four- and five-room units and executive apartments.

A recent transaction at Block 444 was for a 1,087 sq ft, four-room unit, which changed hands for $315,000 ($289.8 psf) in July this year, after a 1,270 sq ft, five-room unit at Block 446 was sold for $422,000 ($332.3 psf) in November last year. A 1,496 sq ft executive apartment at Block 448 changed hands for $547,000 ($365.6 psf) in September last year.

In the Teck Whye sub-zone, four schools – Teck Whye Primary School, Tech Whye Secondary School, Choa Chu Kang Secondary School, and Jurong Pioneer Junior College – are located beside each other off Teck Whye Crescent.

Fronting these schools are a collection of three blocks of flats called Teck Whye Crescent, comprising one- to three-room flats. A 732 sq ft, three-room unit at Teck Whye Crescent was sold for $295,000 ($403 psf) in July this year. Nearby is Teck Whye Heights, a collection of seven blocks that comprise three- to five-room flats. There, a 1,119 sq ft, four-room unit changed hands for $328,000 ($293 psf) in March this year, and a 1,420 sq ft, five-room unit fetched $425,000 ($299 psf) in May this year.

Food

When it comes to food, there are plenty of good options that can be found in the fringe areas of Choa Chu Kang. If you are looking for a quaint place for an ice-cream date, or brunch on the weekends, head down to Hey Sugar café at 818 Choa Chu Kang Avenue 1. The café is located in the Keat Hong sub-zone. Within the same sub-zone are ITE College West, which is at Choa Chu Kang Grove; as well as the Sol Acres executive condo. The area recently saw the completion of another EC – the 497-unit iNz Residence on Choa Chu Kang Avenue 5.

The iNz Residence is close to Keat Hong Shopping Centre, a one-stop location with mini-marts, clinics, a wet market, and some food shops. Beside this complex is the Hong Kiat Seafood Restaurant at 216 Choa Chu Kang Avenue 1. This unassuming restaurant is bustling in the evening, and serves dishes like salted egg crab, assam fish head, and crab bee hoon.
