DEAL WATCH: Astrid Meadows unit selling at $1,510 psf
Located on Coronation Road West amid the Good Class Bungalow estate of Astrid Hill, Bin Tong Park and Leedon Park is the low-rise private condominium development Astrid Meadows. The freehold, 208-unit project was completed 27 years ago by Parkway Land and has a mix of unit types. There are studios of 872 sq ft; two-bedders of 1,292 to 1,787 sq ft; three-bedroom units of 1,938 to 2,583 sq ft; and four-bedroom units of 2,659 to 3,810 sq ft. Astrid Meadows’ penthouses measure 6,695 sq ft.
A 1,755 sq ft, two-bedroom unit on the ground floor was recently listed for sale on TheEdgeProperty.com at $2.65 million ($1,510 psf). The owner is believed to be a foreigner who is looking to purchase a new property, according to Tammy Sim, a property agent with PropNex Realty. The unit is currently tenanted but the lease will end in a few months, hence the unit will be sold with vacant possession, she says.
Astrid Meadows is popular with families owing to its large unit sizes and proximity to top primary schools in the Bukit Timah area, including Henry Park Primary School, Nanyang Primary School and Raffles Girls’ Primary School. It is also located within a five-minute drive to Holland Village and a 10-minute drive to the CBD and Orchard Road.

There have been two transactions at Astrid Meadows this year and both were for three-bedroom units. Early this month, a 2,045 sq ft unit on the second level fetched $3.45 million ($1,687 psf), according to a caveat lodged with URA Realis.The unit last changed hands in September 2010 for $3.15 million ($1,540 psf).
The other three-bedroom unit, on the fourth level, was 2,583 sq ft. It fetched $4.28 million ($$1,657 psf) in March, according to a caveat lodged with URA Realis. The last time the unit changed hands was in October 1998, and it went for $1.825 million ($706 psf).
Based on URA data for the first four months of 2017, three units of 1,300 to 1,400 sq ft at Astrid Meadows were leased at monthly rental rates of $3,500 to $4,100.
