SINGAPORE (EDGEPROP) - A two-storey detached house on Holland Road, located on a 999-year leasehold land plot measuring 5,147 sq ft, will be put up for auction by Edmund Tie

on May 25. Currently, it has a gross floor area of around 2,500 sq ft.

The property was first scheduled for auction on April 28, with an opening price of $8.5 million, or $1,651 psf. It was withdrawn as there were no bids. It will be offered up for auction at the same opening price.

It is an owner’s sale. The seller is seeking to right-size his home as his children have grown and moved out.

Built in 1963, it is in its original condition and will require redevelopment or major additions and alterations. With a north-east orientation, the land plot has a wide frontage of around 19.1m and a depth of around 26m.

Joy Tan, head of auction at Edmund Tie, says: “The land plot is zoned under URA Master Plan 2019 for a two-storey semi-detached home. This would mean that the new owner or developer can sub-divide the plot into a pair of two-storey semi-detached homes with attics.”

She says that homes in this area are rarely available. Tan adds that compared to recent transactions in the area, the psf price of $1,651 is competitive. Transactions of landed properties on Holland Road in the past two years have ranged between $1,713 psf and $2,028 psf.

The house is a two-minute walk from Jelita Shopping Centre, which has a 24-hour supermarket and various F&B options. It is a four-minute drive or a 16-minute walk to Holland Village, and a six-minute drive to The Star Vista.

Primary schools within 1km include Henry Park Primary. Other educational institutions in its proximity include Methodist Girls’ School, the National University of Singapore, NUS High School of Math and Science, and Anglo-Chinese Junior College.

Tan says that she has received a number of enquiries from developers and some owners looking to rebuild a new home.
