Feb 2022 HDB BTO Launch Review: Geylang, Kallang/Whampoa, Yishun, and Tengah

It's that time of the year again. That's right, the February 2022 BTO launches are here!

In the past year, there was much buzz around the news of Central Area BTO flats released under the HDB Prime Location Housing (PLH) model during the Nov 2021 launches.

In the Feb 2022 HDB BTO launch, we’ll see 3,953 new units up for grabs in four estates: Geylang, Kallang/Whampoa, Yishun and Tengah. Let’s dive in to see what’s in store!

In this launch, there are flats in two highly popular locations, the Dakota Crest Feb 2022 HDB BTO in Geylang and King George's Heights Feb 2022 HDB BTO in Kallang/Whampoa up for grabs, and the competition is expected to be intense. The King George's Heights project falls under the Prime Location Public Housing (PLH) model.

The Dakota Crest Feb 2022 Geylang BTO launch is directly opposite the Old Airport Road Food Centre, and is right smack in the middle of Mountbatten and Dakota MRT stations. By bus, you can get to Orchard Road in under half an hour. Meanwhile, the Feb 2022 Kallang/Whampoa BTO is barely 600m from both Lavender MRT station and the Nov 2021 Central Area (Rochor) BTO flats.

For those who are content to ballot for flats in non-mature estates, there is a bumper crop of units available in Tengah and Yishun.

Over the past year, there have been numerous BTO exercises in Tengah, which is undergoing development into a new housing estate. The HDB BTO launch in Feb 2022 is no different: 1,273 units are up for grabs.

Dakota Crest will be located on the waterfront, offering some units unblocked views of the Geylang River. It will enjoy an enviable location on the city fringe, with Circle Line MRT stations Dakota and Mountbatten located about 5 minutes’ walk away.

Future residents of the Feb 2022 Geylang HDB BTO project will face no shortage of amenities or food and drinking options thanks to the presence of numerous food and lifestyle hubs such as the Goodman Arts Centre, the Old Airport Food Centre and the chic Guillemard Road area.

Dakota Crest is also a stone’s throw away from the sporting and entertainment facilities in the Kallang area, including Kallang Stadium, Kallang Wave Mall and Singapore Sports Hub.

The extremely desirable location of the King George’s Heights Feb 2022 Kallang/Whampoa BTO project, at the confluence of King George’s Avenue and Syed Alwi Road, is sure to make it highly sought-after.

The Kallang/Whampoa Feb 2022 BTO project enjoys excellent connectivity, being located just 7 minutes’ walk from Lavender MRT on the East West Line and about 8 minutes’ walk from Jalan Besar MRT on the Downtown Line. A third MRT station, Farrer Park MRT, on the North East Line, is located about 11 minutes’ walk away.

The King George’s Heights flats will be located within walking distance of both Kampong Glam and Little India, and enjoy the convenience of major malls like City Square Mall and Mustafa Centre. Basically, you have the same access to the facilities and amenities of the River Peaks I & II Central Area (Rochor) BTO flats.

The catch? This project is under the PLH model and only 398 units are available, with only 3-room and 4-room flats available.

The Tengah launch is made up of two separate projects: Parc Flora @ Tengah and Plantation Creek. Both are within a 5-minute or less walking distance of an upcoming JRL MRT station. As previously mentioned, the JRL stations that will service the Tengah neighbourhood will only be up and running in 2028.

The first Tengah Feb 2022 BTO project, Plantation Creek, consists of 713 4-room and 5-room units and will be bounded by the future Garden Avenue and Tengah Boulevard. Both roads are still under construction.

The second Tengah Feb 2022 BTO project, Parc Flora @ Tengah, consists of 560 units ranging from 2-room Flexi to 5-room. It will be located at the confluence of the future Tengah Drive and the future Tengah Garden Walk.

Tengah is currently being developed into a housing estate, but at the moment is still under heavy construction. There have been numerous launches in the area over the past year, leading to a high supply of flats. As a result, the Parc Flora @ Tengah and Plantation Creek Tengah flats should see high availability.

Additionally, the government has plans to turn Tengah into Singapore’s first sustainable town, so Parc Flora @ Tengah and Plantation Creek Tengah residents can look forward to an abundance of green spaces and facilities like community farming areas and cycling paths.

As it will take many years for Tengah to come into its own as a full-fledged neighbourhood, it is likely to be more popular with budget-conscious families who have or are planning to have children and don't mind living in the West.

The Feb 2022 Yishun launch consists of two separate projects located side by side on plots of land located in between Yishun Avenue 8 and Yishun Avenue 6. They are Grove Spring @ Yishun and Yishun Boardwalk.

The Feb 2022 Yishun BTO flats are located at the northeastern limit of Yishun, beyond which lies Khatib Bongsu Nature Park. Residents of Grove Spring @ Yishun and Yishun Boardwalk who live in units facing the park are likely to enjoy unblocked views in the long term.

The nearest MRT station, Yishun, is located more than 20 minutes’ walk away, hence residents might have to use a feeder bus service or cycle to get there. Cycling is a good option as the BTO project will be located near the Khatib Bongsu Park Connector, which leads directly to Yishun Central and amenities such as Khoo Teck Puat Hospital and Yishun Park.

1,839 units of 2-room Flexi to 5-room flats are available in total for the Grove Spring @ Yishun and Yishun Boardwalk projects, making the Feb 2022 HDB BTO Yishun BTO launch one of the biggest in recent months.

Conclusion: Which Feb 2022 BTO Flat Should I Pick?

Affordability

The Tengah Feb 2022 BTO launches, Parc Flora @ Tengah and Plantation Creek Tengah, are affordable picks due to their location in an under-construction estate. But until Phase 2 of the JRL is up and running in 2028, future residents of Tengah will have to contend with the neighbourhood being relatively inaccessible.

Grove Spring @ Yishun and Yishun Boardwalk are the two most affordable picks, but residents will have to be content with not having an MRT station within easy walking distance.

Convenience

The King George's Heights Feb 2022 Kallang/Whampoa BTO and the Dakota Crest Feb 2022 Geylang BTO launches are likely to be highly sought-after due to their city-fringe locations and are ideal for those who work and play in the CBD.

They are both located in vibrant, mature estates with an abundance of food and recreational options, enjoy great connectivity by MRT and take you swiftly to the CBD via any mode of transport.

Popularity

The Kallang/Whampoa and Geylang Feb 2022 BTO launches will likely be the two most popular projects due to their location. In particular, we expect the Dakota Crest Geylang Feb 2022 BTO project to come out on top.

The Feb 2022 Kallang/Whampoa BTO flats are likely to see strong demand but some may be put off by being the constraints of buying a flat under the PLH scheme. In turn, some may look towards projects in city-fringe locations as an alternative that may boost the Geylang Feb 2022 BTO launch's popularity.

The only downside, other than price, is that there will be no 5-room flats launched in these two neighbourhoods, and no 2-room Flexi flats in the King George's Heights Kallang/Whampoa Feb 2022 launch.

Applying for Feb 2022 HDB BTO Flats

Regarding construction timelines, you're looking at a wait time of between 26 months to 63 months for your Feb 2022 BTO to be completed. The Dakota Crest Feb 2022 Geylang launch will only be ready in Q4 2027. Grove Spring @ Yishun will be completed in Q4 2024.

If the waiting times do not suit your timeline, you may want to consider a Sale of Balance Flat (SBF) or a resale flat instead.
