Nyon at Amber Road to be priced from $2,300 to $2,400 psf

Aurum Land previewed its boutique development Nyon over the weekend of Feb 16 and 17. The 92-unit development is the first new launch in the prime District 15 Amber Road neighbourhood this year.

The 18-storey tower block is located within a short walking distance from the upcoming Tanjong Katong MRT Station on the Thomson- East Coast Line and the underground pedestrian link to East Coast Park.

Units are a mix of one- to three-bedrooms, with sizes from 484 sq ft to 1,582 sq ft. There are four three-bedroom penthouses, with sizes from 1,281 sq ft to 1,615 sq ft. The developer is indicating selling prices in the range of $2,300 to $2,400 psf, given its prime location.

All the units come with a view. Those above the fifth level will either have a view of East Coast Park and the sea, or look out over the low-rise houses in the neighbourhoods of Katong and Mountbatten. Those below the fifth level will have picturesque views of the swimming pool, other facilities and landscaped gardens within the grounds.

The development’s design is inspired by elements of Peranakan heritage, according to Aurum Land’s director, Michelle Yong, in an interview with EdgeProp Singapore last year. Aurum Land collaborated with Singapore-based architectural firm Park + Associates and interior designer 2nd Edition on the project.

The name “Nyon” is the word “Nyonya” given a futuristic twist. The building itself has a textured white façade, designed to look like a porous lace veil wrapped around the building. The common areas, especially the floors, will have bright and colourful spots of colour, inspired by Peranakan porcelain tiles. Even the swimming pool tiles will have a Batik-inspired motif.

The living rooms feature floor-to-ceiling windows and en suite balconies. As Nyon is situated between Amber Skye and 16 @ Amber, window shades will be provided for rooms looking out toward the west and east sides of the building to ensure privacy. Entertainment areas on the ground floor include an open air courtyard and clubhouse, as well as a pool and jacuzzi area.

Aurum Land first acquired the 22,787 sq ft site at 12 Amber Road en bloc for $58 million in September 2017, followed by the pair of semi-detached houses at 10 and 10A Amber Road for a total of $16.4 million. The sites were amalgamated to create a larger, freehold site of 28,409 sq ft.

At Nyon, the two-bedroom apartments are expected to be the most popular unit types among both owner-occupiers and investors. Of the 36 two-bedroom units within the development, seven are dual-key units, each with its own kitchen and washing machine provided.

Another 25 units have three-bedroom configurations, and these come with double- volume ceiling height in the living area. All common bedrooms are big enough to fit a queen-sized bed.

Many of the potential buyers of units in Nyon are expected to be those who are already residents in the Katong area. Quite a number of them are also en bloc beneficiaries of neighbouring projects in the Amber Road-Meyer Road neighbourhood.

Nyon is scheduled for launch on the weekend of March 2 and 3.
