Sustainable design, durable functionality and thoughtful, efficient architecture create a unique executive condo development with The Vales. Located in Singapore’s increasingly popular neighbourhood of Sengkang, the site adopts an architectural ethos to create spacious community living underpinned by real bricks-and-mortar value.

Developed by Anchorvale Residences Pte Ltd., part of SingHaiyi Group, The Vales scooped a Best Executive Condo Architectural Design win at the 8th annual PropertyGuru Asia Property Awards (Singapore) in October 2018: testament to the practical and aspirational principles applied to a development that combines the talents of AGA Architects and COEN Design International to create imaginative landscapes.

The Vales, set to complete within 2021, comprises 517 units in nine blocks of up to 15 storeys, with two- to five-bedroom condos along with maisonettes and penthouses. A key feature is the use of a point-block configuration, with four units per floor, maximising space within the development plot of close to 175,000 sq ft, with an average unit size of over 1,000 sq ft, providing more scope for light and greater privacy, too.

Director at environmental design consultancy Atelier Ten, Henry Woon, has a background in leading high-profile, award-winning projects. One of this year’s judges at the awards, he points out how the architectural design has been cleverly orchestrated to create a symphony of light and space.

“The master plan at The Vales, whilst on a tight site, is carefully resolved to include a generous drop off and processional threshold experience. The façade design down to detail palette is carefully chosen to deliver a light, airy and relaxing atmosphere in line with extensive landscaping. Bespoke double-storey units at Ground level are a unique selling point, coupled with accessible roof gardens and taller roof penthouses.”

These 15th-floor roof terraces, with barrier-free access, are indicative of Anchorvale’s architectural tone to create sensitively designed shared spaces. Other examples include a raised landscape deck cutting across the middle of the site, designed to inspire social interactions. Meanwhile, the 65-metre lap pool with timber decking is a focal point in the middle of the towers, with spa pools and water jets. A family pod and pavilion, playground, barbeque corner and poolside cabanas create a community-friendly resort feel too. A grand trellis structure linking the main entrance to the entry drop-off area along Anchorvale Crescent is designed to welcome residents and guests.

The architectural design sentiment of creating practical living spaces is also reflected in cantilevered balconies which animate the façades of The Vales. These façades are made up of low-heat transmittance materials, whilst durable finishes and the use of recycles and recyclable materials demonstrate the environmentally conscious design of the Green Mark GoldPlus development. Indoors, energy-efficient and space-saving appliances and fixtures, along with open-plan living and dining areas in some condos, maximise space.

The communal green spaces, luxurious outdoor amenities, green-building design and intelligent architecture are evident in every element of the development strategy for The Vales. The overall effect is to create an executive condo where “luxury is within reach” in a locale on the up.
