Tropicana Danga Cove's ambitious project enchants residents with lifestyle amenities and minimalist architecture

Strategically located on 227 acres of freehold land in Iskandar Malaysia, Tropicana Danga Cove is one of the economic zone’s most ambitious mixed-use townships to date.

The project, developed by a joint venture between Tropicana Danga Cove Sdn Bhd and Iskandar Waterfront, offers residents and employees an upscale combination of lifestyle properties, including commercial blocks, a destination shopping mall and of course, residential districts.

Easily accessed via several major highways, the township is a short car ride from Johor Bahru city centre, Singapore and Senai International Airport.

This integrated community benefits from a network of interwoven sky bridges, green parks, sidewalks and waterways, providing connectivity, which promotes both convenience and wellness, to and from the commercial, lifestyle and residential zones.

Iskandar Waterfront and Tropicana Danga Cove Sdn Bhd, a subsidiary of leading Malaysian firm Tropicana Corporation Berhad, will, in fact, hand over phase one of the first landed residential projects within the township over the next 12 months.

Upon completion, Ayera Residences, a freehold terraced housing development, will feature 577 two-storey units, with land plots ranging from sizes of 20’ x 70’ and 22’ x 70’. The property has already proven popular with buyers, as well as the judging panel of the PropertyGuru Asia Property Awards, which recently named Ayera Residences the Best Mid End Landed Development (Southern), adding to the project’s Highly Commended accolade in 2019.

Commenting on the decision, the judges noted that “Ayera Residences is a prime example of how minimalist architecture and landscaping can create light, spacious rooms that are both highly versatile and functional.

Developer Tropicana Danga Cove creates two-storey homes in suburban Johor knowing what elements count and excelling in these factors in terms of design and quality.”

The interiors have been designed to optimise the versatility and functionality of space in the units, with each of the four-bedroom properties featuring an additional family hall or loft on the upper floor with wider options for homeowners to choose from, while the individual pocket gardens provide an ideal outdoor space for relaxation.

Indeed, the landscaping relies on geometric shapes and soft lines to convey a minimalist, natural ambience that is easy on the eyes. Meanwhile, onsite communal amenities, include a linear park, jogging tracks and a playground.

Beyond Ayera Residences, Tropicana Danga Bay features another development that was recognised by the Awards judging panel at the virtual ceremony in September.

Oasis 3, the latest phase of the township’s commercial district, received a Highly Commended in the Best Retail Development (Malaysia) category. Due for completion in late 2020, it will feature 62 units of three- and four-storey offices and retail stores, including a slew of well-known global and local brand names, with a built-up area of between 5,040 and 9,627 square feet.

Tropicana Danga Cove Sdn Bhd’s parent company tasted success across a series of categories at this year’s PropertyGuru Asia Property Awards (Malaysia), picking up an impressive four Highly Commended accolades and nine Winner trophies, including two of the highly-competitive Central Malaysia development categories and the coveted Best Developer award.
