Three property developers in Singapore have received in-principle approvals from the Land Transport Authority (LTA) for their Pre-Application Feasibility Study (PAFS) for two en bloc redevelopment projects, revealed recent SGX filings.

Last week, KSH Holdings, Heeton Holdings and Lian Beng Group announced that they obtained the LTA’s in-principle approval for their redevelopment of Serangoon Ville into a project that is expected to yield 1,052 units.

Likewise for KSH Holdings and Lian Beng Group’s redevelopment of Rio Casa that will generate about 1,472 residential properties.

This comes after the LTA and Urban Redevelopment Authority (URA) jointly issued a circular on 13 November 2017 that urges home builders to conduct a PAFS, if required by agencies, to assess the traffic impact on the area and propose car-lite measures/initiatives, traffic demand management measures and/or feasible transport improvement plans to support their redevelopment proposals.

Its objective is to prevent and address future traffic problems as more residential properties will be built in these en bloc sites compared to the number of existing homes.
