UNDER THE HAMMER: Semi-detached house on Holland Grove View going for $3.1 mil

A three-storey semi-detached house at 49 Holland Grove View, near Holland Road in prime District 10, will be put up for auction for the second time on Oct 23, according to the auctioneer at Knight Frank. This is an owner’s sale and the property has a guide price of $3.1 million ($1,051 psf).

The house was first put up for auction on Sept 19 by Knight Frank at a higher guide price of $3.2 million ($1,085 psf). As there were no bids then, it was withdrawn, according to Sharon Lee, senior director and head of auction and sales at Knight Frank.

The owner, a Singaporean, purchased the property in 2007 for $2.1 million ($712 psf) as an investment. It was recently tenanted to an expatriate family for $8,300 a month. Lee says the monthly rental was “even higher” before this. The property is no longer tenanted and will be sold with vacant possession.

49 Holland Grove View occupies a 99-year leasehold site, and has 75 years of lease left. The property sits on 2,949 sq ft of land and has a built-up area of 3,574 sq ft. It comes with a basement and a swimming pool, which the owner built, says Lee. The house has four bedrooms and a helper’s room. The master bedroom comes with a walk-in wardrobe and an en suite bathroom. There is space for three cars in the porch, and the house comes with a front terrace and a yard.

Lee says the layout of the house is “very good”, as slightly older properties like this have a “better and bigger layout”. She adds: “Properties nowadays have very small rooms, but the rooms [at 49 Holland Grove View] can fit at least a king-sized bed.”

The house offers privacy in view of its location, Lee says. According to her, the previous tenants liked the place, especially the al fresco area in the house, which overlooks Sungei Ulu Pandan. Dover MRT Station on the EastWest Line is within walking distance of the footbridge at Sungei Ulu Pandan.

The semi-detached house is accessible via the Pan-Island Expressway and Ayer Rajah Expressway. It is a four-minute drive from Henry Park Primary School and a seven-minute drive from Anglo-Chinese School (Independent).

Knight Frank’s Lee says the property is “very attractively priced” at $3.1 million, or $1,051 psf. “I think the sale will very likely go through this time round,” she adds.

Five houses in Holland Grove View changed hands this year. In May, two semi-detached houses on 2,164 sq ft and 2,422 sq ft of land were sold for $2.85 million ($1,316 psf) and $3.02 million ($1,247 psf) respectively. In April, a 2,852 sq ft semi-detached house changed hands for $3.68 million ($1,288 psf).
