New 2-room flats small, but offer flexible design
The Housing and Development Board's (HDB) newest two-room flats will provide eligible buyers the flexibility to maximise the use of their 36 sq m space, media reports noted.
"In designing new two-room flats, we aim to achieve a layout that will not only improve the ease of construction, but also provide flat owners with greater flexibility in the use of internal space," said a HDB spokesman. "For example, designing the bedroom and living room to be contiguous so that if required, the two spaces can be combined."
National Development Minister Khaw Boon Wan said the new flats should give singles more options to fit their diverse space needs, but they can still opt for the typical 45 sq m two-bedders.
Meanwhile, analysts are unsure if the new flats' smaller size will appeal to buyers. According to them, singles might be deterred by the limited space, which is smaller than shoebox units of 50 sq m.
"Singles who entertain frequently, or have many material possessions will probably stay their hand. From an investment perspective, it probably won't be popular with families on the resale market," said Nicholas Mak, Head of Research at SLP International, who estimates the new units will be priced from S$80,000.
