Ascendas awarded tender for Biopolis business park site

JTC Corporation, Singapore's leading industrial infrastructure specialist, has awarded the tender for a business park site at Biopolis to the highest bidder, Ascendas Venture Pte Ltd, a wholly-owned property arm of Ascendas Land Singapore Pte Ltd, for the bid price of S$87.24 million on 4 March 2011.

Set for completion in 2013, the business park site is Biopolis' fifth phase. It will feature additional laboratory space to meet the growing demand for biomedical research.

The development will provide at least 1,000 sq m of ready fitted laboratories, known as the "Shell-plus" laboratory. It is equipped with ventilation, mechanical and air-conditioning system, basic laboratory furniture, finished vinyl flooring and ready-fitted fume hoods.

"The Shell-plus feature is another innovative concept by JTC designed to provide biomedical companies with the basic laboratory facilities and help them save time and resources during the initial set-up phase," said Mr. Manohar Khiatani, Chief Executive Officer of JTC.

"With an aim to achieve higher speed of implementation, the Shell-plus laboratory is an improvement over the typical bare laboratory space provided."

The development is aiming for a Green Mark Gold Plus certification, which is a feat for a multi-tenanted biomedical research facility, which usually consumes more energy than an office building does. It will also feature gardens and sky terraces for tenants to enjoy.

Featuring a linked bridge, the twin-tower development is located on a land area of 9,621.4 sq m, with a gross floor area (GFA) of 46,182 sq m.

Launched for sale on 25 October 2010, the tender for the site closed on 7 January 2011.
