Chuan Park unit to be auctioned on 25 September

The 444-unit Chuan Park comprises two four-storey blocks of apartments as well as three tower blocks of 21- and 23-storeys.

A residential unit at Chuan Park, which is located at 244 Lorong Chuan, is set to be put up for auction on 25 September, revealed Edmund Tie.

Sold with vacant possession on an “as is where is” basis, the two-bedroom unit has a floor area of about 1,173 sq ft (108.98 sq m) and is nestled on the 19th storey of one of the three tower blocks.

The 444-unit Chuan Park comprises two four-storey blocks of apartments as well as three tower blocks of 21- and 23-storeys. Nestled on a 37,209 sq m site, the development was completed by Golden Development Pte Ltd in 1984, featuring facilities such as a convenience store, swimming pool, clubhouse and tennis court. Its 99-year lease starts from 1980.

Situated off Boundary Road and Ang Mo Kio Avenue 1, the development is near Lorong Chuan MRT station on the Circle Line (CCL) – providing residents easy access to two other MRT interchange stations in just one stop – Serangoon and Bishan MRT stations.

Chuan Park is also close to Junction 8 and NEX as well as Serangoon Garden Way and Chomp Chomp food centre. It is also surrounded by various schools, with CHIJ Our Lady of Good Counsel and St. Gabriel’s Primary within a one-km radius while Kuo Chuan Presbyterian Primary and Maris Stella School are within a two-km radius from the development.

Other educational institutions within the vicinity include Australian International School, Stamford American International School, Nanyang Junior College, Raffles Girls’ School (Secondary) – under construction, Raffles Institution Secondary and Junior College as well as Saint Andrew’s Junior, Secondary and Junior College.

“We expect a very healthy response for the subject unit, given its convenient location at the mouth of the Lorong Chuan MRT Station, and its investment potential for rental purposes and perhaps, a potential for future en bloc opportunities,” said Joy Tan, head of auction and sales at Edmund Tie.
