Pavilion Wins Best Mass Market Condo/Apartment Development (Klang Valley) Award for IOI Properties Group

Lifestyle pavilions housing impressive facilities and private family sanctuaries embrace the quality of life at Pavilion Service Apartment at Bandar Puteri Puchong. Created by the project’s developer, IOI Properties Group Berhad, it is just an hour south of Malaysia’s capital, close to the Multimedia Super Corridor town of Cyberjaya.

Next door, the IOI RIO City is set to become a lifestyle and commercial hub too, adding a new vibrancy to this area and dynamic appeal, whilst nearby LRT stations enhance connectivity.

Renowned for their sustainable close-knit community developments, IOI Properties is a deserved winner of Best Mass Market Condo/Apartment Development (Klang Valley) at the 6th annual PropertyGuru Asia Property Awards (Malaysia) held in April 2019. ADJ Architect collaborated with the developers on the architectural components, with Pure DNA lending interior-design support and Oasis Design directing the landscaping.

The 606 three-bedroom freehold units come in three layouts, ranging from 990-1259 square foot, set in two towers, with 18 retail outlets and 83 office spaces, including eateries and convenience stores. Homely and sophisticated, with balconies, high ceilings and expansive full-length windows, each of the apartments expresses a contemporary, minimalist feel with polished concrete, shiny tiled floors and cosy furnishings. Digital locks and a classy gated-and-guarded entry ensure security is key too, with access to certain floors by card and round-the-clock security.

Flexible layouts, green hanging plants peppering the façade and clever use of cross-ventilation, including bathroom windows, plus natural light injects a relaxed neighbourhood vibe. Meanwhile, the outside spaces are sustainable and calming, with lawns, pathways and water features.

The pièce de résistance of the residential project is undoubtedly the podium facilities which elevate Pavilion to resort-style status. As with the architectural design and the interiors, there is a strong sense of time, place and the value of space here, with a finely tuned understanding of residents’ lifestyle wants and needs.

The Lagoon Pavillion incorporates an Olympic-sized pool, paddling pool, cabanas and whirlpool with artistic giant lily pad feature, whilst a gym overlooks the water through walls of glass. The outdoor Kids Explorer Pavillion includes a playground and campsite, plus Playhouse Pavillion, whilst the indoor Kidz Lab Pavillion has a Play Lab playroom and Reading Lab.

With green grass out front, the Socialite Pavillion is semi-floating, and a dedicated spot for events and resident get-togethers. Meanwhile, the Tea & BBQ Terrace is an informal hangout with al fresco picnic table dining. Residents can breathe in scenic views of Ayer Hitam Forest Reserve from the Lookout Pavillion, with cityscapes can be spied from the splendid four Sky Lounge Pavillions. The Chill Out Pavillion is home to a games room, whilst outdoors is a multi-purpose court and half basketball court too. Added to this are a yoga deck and mini theatre, with a kindergarten creating a family-friendly development.

Pavilion brings the expectation of today’s modern residents and urban-dwelling families into sharp focus, ensuring that the mass market residential narrative focuses on lifestyle facilities, which are not simply the preserve of uber-luxury residences.
