A freehold residential block within prime District 9 has been put up for collective sale with a guide price of $24 million or about $1,485 per sq ft (psf) based on the existing gross floor area of 1,499.3 sq m (16,138 sq ft).

This comes after all of the owners have agreed to the sale, revealed marketing agent Edmund Tie & Company.

Situated at 2, 4 and 6 Mount Emily Road, the property comprises three adjoining units of three-storey buildings with attic and basement. It occupies a 515.5 sq m (5,549 sq ft) site that is zoned for Residential use under the 2019 Master Plan with a plot ratio of 2.1.

The property is within the Mount Sophia secondary settlement conservation area and is just 200 metres away from the Little India MRT interchange, which serves the North East and Downtown MRT lines.

Edmund Tie & Company Executive Director of Investment Advisory Swee Shou Fern said the property offers an “exceptional opportunity to transform this well-located property to a boutique residential development, which can be subdivided into strata-titled apartments for sale”.
